The REIT Index has reversed to a short-term uptrend, with the 20-day and 50-day Simple Moving Average (20 SMA and 50 SMA) now on an uptrend. The 200 SMA has acted as a resistance for the past 10 days. However, these are small changes as the REIT Index is still moving on a sideways direction in the long-term (see 2nd chart below). The REIT Index is currently in a downward Parallel Channel, having broke the 800 support (false broke out last time) between June 14th and June 21st, but rebounded from the 800 support (which tested for 3 occasions). Data Centre REITs Crashing Into The Abyss- Should You Continue Holding On To Them Or Dump Them? Is the Worst Over For Keppel DC REIT and Digital Core REIT?
My investments into Keppel DC REIT have been a horrendous experience thus far. I am currently looking at an unrealised loss of <12.79%> after the recent deep dive in market valuation. The other pure Data Centre REIT- Digital Core REIT ("DCREIT")- fares no better at its current poignant valuation of US$0.76 per unit as at 4 July 2022 and depending on your timing of purchase, one could be starring at as much as a whopping <36.7%> plunge in valuation if you have purchased it on 17 Jan 2022 at US$1.20 per unit. If you have subscribed for DCREIT during its maiden IPO and is successful in your allotment at US$0.88 per unit, then you will still be staring at a loss of <13.6%>. The Risk of Holding On To Data Centre REITs Is Under-rated By Market- Digital Core REIT And Keppel DC REIT In Deep Trouble.
The astounding news that the 5th largest tenant of Digital Core REIT ("DCR") has filed for bankruptcy protection in the US sent out shockwaves to many investors out there who believed that Data Centre REITs are super resilient in earnings and with some proclaiming the nature of data centre REIT to be equivalent to government bonds. DCR's unit price which has been gravity defying since its IPO finally dropped below US$1 per unit to an intra-day low of US$0.95 per unit at one point, during market trading on the week of 22 April 2022. Keppel DC REIT itself is also not spared the bloodbath and in fact, its unit price suffered a worst fate than DCR and plummeted to a 52 week low of S$2.060 per unit. The Singapore REIT index rebounded off from the support level at 807 3 times, broke the 836 resistance turned support level and is now trading between the 836-890 range. Technical Analysis of FTSE ST REIT Index (FSTAS351020) FTSE ST Real Estate Investment Trusts (FTSE ST REIT Index) decreased from 816.11 to 827.88 (1.44%) compared to the last month update. The Singapore REIT index rebounded off 800 in January 2022 and has stayed within the 800-836 range. Short-term direction: Sideways Medium-term direction: Sideways Long-term direction: Sideways Immediate Support at 800, followed by 775. Immediate Resistance at 836. Following the correction from 800, the REIT Index went on a short-term uptrend until the Russian Invasion of Ukraine, when the REIT Index hit the support level of 807 on both February 24th and 28th.
