- For Hougang Mall, Frasers Centrepoint Trust is targeting a return on investment (ROI) of ~7% based on CAPEX of S$51m. It has already secured leasing pre-commitment of 74%, with signing rents tracking slightly above management’s underwriting assumptions. One negative was that Cathay Cineplexes, which is a tenant at Century Square and Causeway Point, was served a statutory demand by Frasers Centrepoint Trust regarding rental arrears.
