We remain positive on Centurion (SGX:OU8). Centurion announced its second purpose-built student accommodation (PBSA) development in Perth, Australia. As a relatively small investment, we make no changes to our recommendation, earnings forecast, and Centurion's target price.

Centurion has announced its latest expansion into a second Australia PBSA development at 55-57 Fairway, Crawley, Perth, adjacent to the University of Western Australia’s (UWA) Crawley Campus ~182 beds. This follows its 472-bed PBSA investment on 37-43 Stirling Highway, Nedlands, Perth, announced in Dec 2025. Both projects are within a 1km walking distance from each other, with the Fairway development conveniently located across from UWA.

Centurion’s equity stake is 25% invested at AUD250,000 (~S$225,475). It has also put up a loan of AUD4m (S$3.6m) and corporate guarantee of AUD12.4m (~S$11.2m). The project will be completed by 2Q27. This will bring the total number of operational PBSA assets in Australia to three –
