Joint participation was expected given the high land price of >S$2bn (vs Hougang Central mixed-use site awarded to UOL-CLD-CICT at S$1.5bn), mixed-use nature and integrated transport infrastructure, allowing developers to share capital commitments, execution risks and development expertise.
Our view:
The level of participation was broadly in line with expectations, given the project's substantial scale and sizeable capital outlay.
