7 things I learned from the 2021 Mapletree Industrial Trust AGM
Mapletree Industrial Trust (MIT) is an SGX-listed REIT that owns a portfolio of 115 industrial and data centre properties located in Singapore and North America. As of 31 March 2021, MIT has assets under management of S$6.8 billion. COVID-19 caused substantial impact to many Singapore REITs, but industrial REITs were spared the worst and, in fact, thrived during the pandemic. I wanted to find out how MIT performed during the last financial year and attend its recent annual general meeting to learn more. Here are seven things I learnt from the MIT’s 2021 AGM. 1. Gross revenue increased 10.2% year-on-year to S$447.2 million in FY20/21, from S$405.9 million in FY19/20. With a history dating back to 1966, the Straits Times Index (STI) was originally coined as the Straits Industrial Index. After 30-odd years, the Straits Industrial Index was eventually succeeded by Straits Times Index on 31 August 1998. The reason for changing the index was to allow the index to cover more sectors and properly reflect the daily trading activities of stocks on SGX (or then-Stock Exchange of Singapore). Established by SPH, SGX and FTSE Russell, the index is reviewed on a semi-annual basis. Companies can be removed and added to the index based on their market capitalisation changes. Things I've learnt from Manulife Reit's Corporate Presentation
 Attended the Manulife Reit (“MUST”) Corporate Presentation earlier today organized by SmartKarma and SGX. Thought it would be useful for current and potential investors if I summarized the key points that were discussed during the presentation, as well as management’s responses to some of the questions raised by the participants. Firstly, some generic information about MUST. MUST was listed on the SGX in 2016 with three properties. Since then, MUST has grown its AUM via acquisitions, and now owns a total of nine office assets across the US. As of 31 Mar 2021, MUST’s key financial metrics include a gearing ratio of 41.3%, weighted average interest rate of 3.18%, weighted average debt maturity of 2.1 years and a 3.5x interest coverage ratio.
