1H26 gross revenue/NPI declined 1.6%/2.0% y-o-y to S$77.1m/S$72.4m, mainly due to JPY depreciation and vacancies at five Japanese nursing homes. Nevertheless, Parkway Life REIT's DPU rose 14.6% y-o-y to 8.77 cents, supported by higher Singapore hospital rents, contractual rental step-ups from the France portfolio and the absence of the France tax provision recorded in 1H25.

Overseas performance was mixed: France continued to provide stable income, while Japan occupancy declined to 94.3%. Parkway Life REIT also divested a Japanese nursing home for S$9.4m, 5% above valuation, as part of its portfolio-rejuvenation strategy.
